What else should I practise?6 useful habits

Open with a real question

Pick one question you heard from a shopper. Say it in the first sentence, give one useful answer, and invite the next question. Try: “Comparing kitchen layouts? Here is what I would look at first.”

Give the tour a clear order

Record the exterior, the main living area, the kitchen, one standout detail, and your closing invitation. Use footage of the exact home and describe only what you have checked.

Be specific about the situation

Choose one topic: comparing floor plans, planning for land, or preparing for a visit. Explain the next step in plain words. Acknowledge other situations without turning people away.

Turn the response into a next step

Answer the question first, ask what the customer needs, then offer a useful next step such as comparing homes in person. Confirm any appointment with the customer and record it in your CRM.

Reuse the footage, change the lesson

Save your original clips. The same kitchen can support a layout comparison, a storage tip, and a home-tour introduction. Give each post a clear purpose and its own campaign label.

Review what brought conversations

Keep the post or campaign label with the CRM lead. Review inquiries, appointments set, and visits that happened. Use those outcomes to decide which topic to repeat or improve.

Start with what you have

Your phone is the starting kit.

Clean the lens, face good light, find a quiet spot, and record a quick test. For Shorts, Reels, and TikTok, frame your video vertically. Add equipment when it solves a problem you can see or hear.

Microphone

When your voice is hard to hear

A clip-on mic is useful when you are farther from the phone or filming in a noisy spot. Check that it works with your phone, use a windscreen outdoors, and listen to a short test recording.

Tripod or phone stand

For talking to the camera

Set the phone around eye level and keep the shot steady. A simple stand helps you record a question, explain a home feature, or introduce yourself without holding the phone.

Gimbal

For moving walkthrough shots

Consider one if walking footage is consistently shaky. First try slow steps, two hands, and your phone’s stabilization. If you add a gimbal, check that it supports your phone and case.

Teleprompter

When remembering the words slows you down

Copy the video talking points into a teleprompter app or keep short notes close to the lens. Use your own phrasing, pause between ideas, and keep the delivery conversational.

Canva

For graphics, covers, and reusable designs

Start with a simple social template. Keep your name, colors, and type consistent, then update the model or message for each campaign.

CapCut

For editing clips and adding captions

Trim the pauses, arrange your clips, and add captions. Read the captions before exporting—especially model names, numbers, and place names.

How to post on Facebook Marketplace

A practical walkthrough for your first listing and the next one.

  1. 01

    Prepare one real home

Confirm that you can offer this exact home. Have its current full asking price, location, condition, inclusions, and your own authorized photos ready. Coordinate with your manager so the team knows who owns the listing.

  2. 02

    Open Marketplace

In Facebook, open Marketplace and look for Sell or Create new listing. Use the appropriate home/property category if it is available for your account and offer. Labels, categories, and eligibility vary. If there is no suitable option, check Facebook’s guidance rather than placing the home in an unrelated category.

  3. 03

    Add the photos in order

Start with a clear photo that matches your campaign. Add the whole home, main rooms, and condition details. Use the photo plan beside your campaign. Do not use a different home to represent this listing.

  4. 04

    Enter the home and price

Copy the title and description from your kit. Enter the full asking price in the price field, choose the accurate condition/category, and set the home’s actual location. Review every required field Facebook shows. State whether land, transport, setup, taxes, and display accessories are included.

  5. 05

    Review, then publish

Preview your photos and text. If Facebook offers AI-written details, a suggested price, or automatic replies, check them against your actual offer before using them. Choose Publish only after your review. Wait for Facebook’s review if requested; publication is not guaranteed.

  6. 06

    Record the listing and respond

Copy the published listing URL into this kit’s tracking section. Save the campaign source note with the lead in your CRM when an inquiry comes in. Answer the buyer’s question first, use a relevant reply, and agree on the next step.

  7. 07

    Keep it current

Update the existing listing when price, condition, or availability changes. Mark it pending or sold when appropriate. Use these campaign angles to improve the listing, not to create stacks of duplicate listings for the same home. Share to relevant groups only where their rules allow it.

My listing is not getting conversations

Check that it is live and eligible first. Then review the cover photo, accurate title, full price, actual location, and missing details. Change one thing at a time and track qualified conversations and visits. There is no promised ranking, posting hour, or number of leads.

My listing is in review or was rejected

Read the reason Facebook gives you. Correct an inaccurate or unsupported detail, or use the review option if offered. Do not keep reposting the same listing to work around a restriction.

What should I do each day?

Check current inventory and pricing, answer new inquiries, confirm upcoming visits, and record the next step in your CRM. Revisit an existing conversation only when appropriate. Keep sold or unavailable homes clearly marked.

Turn the inquiry into a conversation

05

Keep the lead connected

Messenger conversations are not automatically imported into the CRM.

Once you have an inquiry, open or create the appropriate contact in your CRM, paste the source note, and record the customer’s question and agreed next step. Check for an existing contact first.
